ForSaleByOwnerLincoln.com was designed by Capital City Mortgage in Lincoln, NE. We originally started the for sale by owner marketing for our clients using open house flyers and operated a seperate FSBO website a couple of years ago. Since then, technology and the real estate market has changed dramatically and we saw a need for an affordable, technology based program for FSBO sellers to use.
The reason we have opened it up to the public, FREE of charge, is not because we are looking to make money by placing your home on the internet for you. Our goal is to build strong relationships with both sellers and buyers that will last long beyond the sale of a single house. We intend to give you the tools you need to sell your home by owner and save a significant amount of money in the process!
In today’s real estate and mortgage market, it is more important than ever to have a trusted mortgage professional to turn to. It is not the same market as it was during the real estate bubble. There are fewer programs with much more strict underwriting guidelines. Before you accept an offer, it is important to have a professional look at the borrower and let you know if there are any potential red flags to be aware of.
We have seen it happen before, a seller will accept an offer and at the last minute, the sale falls through. Not only did the seller waste valuable marketing time with a buyer who couldn’t buy, but chances are they will also need to make another payment or two on their current mortgage.
